There are many articles that you will tell you Spring is definitely the time of year to put your home up for sale. There are definitely good reasons to list in the Spring vs, say, the Winter. People are done with the fun and festivities (and obligations!) of the holidays and are able to focus on buying or selling. Spring weather brings people out of their homes and into yours :) Houses typically show better in the spring, there are more hours of daylight as spring approaches which helps a home show better, let the sun shine in! More sunshine brings out the flowers boosting curb appeal and this applies to urban, suburban and rural homes alike. A pretty flower box and a full front garden bring smiles to buyers all the same.
Buyers may also wait until spring to make a decision due to the belief (ahem, hope!) that more homes will be hitting the market.
Things to remember and my advise to you for this spring (2017):
1) For us here in the Philadelphia area (and surrounding suburbs) inventory has been now and the buyer demand from the fall and winter is still strong.
2) Homes that sell in the spring are prepped and listed in February and March. Get your house in order now...meet with your agent (I'm available if you don't already have one), declutter, polish the banister and plant those flower boxes!
3) If at all possible, list now, you can take advantage of the seller's market and potentially achieve a higher sales price through multiple bids
4) Above all, one thing will always hold true...price the house right! An overpriced home will miss the buyers, never get multiple bids, and will typically end up with a lower sale price in the end.
